If you are budgeting a tiled floor in Adelaide, expect roughly $45 to $75 per m2 for standard tiles supplied and laid, rising to $70 to $110 for large-format and $90 to $160 for natural stone or mosaic. Floor tiling cost per m2 by tile grade
The single biggest driver of the base rate is the type of tile. Heavier, larger and more fragile tiles need a flatter substrate, more skill and more time, so the rate climbs as you move up the grades.

These are indicative Adelaide ranges, supplied and laid, assuming a sound and reasonably flat floor to start with. The moment the floor needs work, the effective rate goes up, which is where most quote surprises come from.
Supply-and-lay versus lay-only
Before you compare rates, check what the number actually includes. Two quotes can look wildly different simply because one bundles the tiles and the other does not.
- Supply-and-lay: the tiler provides the tiles and lays them, so the rate covers materials and labour in one figure. This is what the bands above refer to.
- Lay-only: the rate covers labour only, and you buy the tiles yourself. A lay-only floor is often quoted around $35 to $55 per m2 for standard work, but you still have to add the tile cost on top.
A cheap lay-only rate can look like a bargain next to a supply-and-lay quote until you factor in the tiles, adhesive and delivery. Always compare like with like.
What pushes the per m2 rate up
The base rate assumes a bare, flat, structurally sound floor. Real floors rarely start there, so a handful of factors lift the price. A good quote itemises them.
Floor levelling
Tiles need a flat base or they crack, lip and sound hollow underfoot. If your slab or timber floor is out of level or uneven, the tiler has to screed or self-level it first, usually $25 to $50 per m2 on top of the tiling. Older Adelaide homes with cut-and-fill slabs or added-on wet areas are common culprits. Removing old tiles

Cuts, layout and room shape
A simple square room lays fast. A room full of cuts is a different job. Cabinets, kickboards, curved walls, diagonal or herringbone patterns, and lots of small cuts around fixtures all add labour, because every cut is measured, marked and set by hand. Large-format tiles make this worse, since a botched cut wastes an expensive tile. Waterproofing wet areas
Any floor in a bathroom, laundry or ensuite has to be waterproofed to Australian Standards before tiling, by a licensed applicator. Expect it itemised, usually $500 to $1,500 for a wet area. It is not optional, and any quote that leaves it out on a wet-area floor should be questioned.
Access and site conditions
Upstairs rooms, tight access, moving furniture, and protecting the rest of the house all add time. None of it is dramatic on its own, but it explains why the same tile can cost a little more to lay in one home than another.
Putting it together: a worked example
Say you are tiling a 30 m2 open-plan living area in a 1970s Adelaide home with large-format porcelain, over an existing tiled floor that is slightly out of level.
- Large-format supply-and-lay at $90 per m2: about $2,700
- Removing the old tiles at $30 per m2: about $900
- Levelling the slab at $35 per m2: about $1,050
That takes a job you might have budgeted at $2,700 to closer to $4,650 once the real floor conditions are in. None of those extras are padding. They are the difference between a floor that lasts decades and one that lifts and cracks within a couple of years.
Why the cheapest per m2 rate is rarely the best
A rate well below the others is a warning sign, not a win. It often means the tiles are not included, the floor preparation has been left out, or the operator is not licensed and insured. Floor tiling is expensive to redo, because putting it right means lifting finished tiles and starting over, so a fair rate from a vetted tiler beats the lowest number every time.
